A legal eviction lockout is the execution of a writ of possession with the sheriff, marshal, or other authorized office. Changing locks, shutting off utilities, or bagging belongings to force a tenant out without that process is illegal self-help in residential practice. EvictIQ is not a law firm. Legal lockout versus illegal lockout

Can I lock a tenant out for non-payment?

Not by yourself. Every state requires a court process first. Self-help lockouts expose you to damages that often exceed the rent.

Is a lockout the same as a setout?

In search, often yes — execution day. This page stresses the legal versus illegal line. /setout is the operational day.

Will you help me change the locks tonight?
