What REO property preservation is
REO preservation is the lender-owned asset after foreclosure or deed-in-lieu: secure it, inspect it, and report condition until it sells or is rented. It is not a foreclosure mill.
Key facts
- Lifecycle stage: Preservation / REO.
- EvictIQ field operations: Georgia (metro Atlanta). We do not operate field crews in every state.
- Exact claims only: 10,000+ completed evictions; 72-hour service of tenant after filing on average (Georgia service).
- Not a law firm. Not legal advice. No date guarantees. No price list on this page.
What this service is
Servicers and asset managers need a photo trail, not a story. REO preservation is occupancy checks, securing, winterization when the climate needs it, and exception photos when someone has broken back in.
EvictIQ is not a law firm and not a foreclosure firm. We do not invent national coverage. Georgia field conversations are possible. Other states: educate and route to a local preservation vendor.
When this step is needed
You need REO preservation when the asset is lender-owned and lawfully vacant — or on a defined REO program — and the servicer wants a photo trail, not a story.
You do not need it to push a borrower out of an occupied house. That is a legal process, not a preservation order.
How the process usually works
- Read the servicer order and photo spec.
- Verify occupancy before securing.
- Secure and photograph to the order.
- Recur on the stated cadence.
- Exception-report break-ins or new occupancy the same day you see them.
Courts and executing offices set their own calendars. These are operational steps, not a guaranteed timeline.
What this step usually covers
- Occupancy / vacancy verification on a stated cadence
- Securing and re-securing after a break
- Condition photos the asset manager can file
- Winterization or lawn care only when scoped
These are the jobs the step exists to do. They are not a nationwide menu EvictIQ staffs in every county.
What you must verify locally
- The servicer’s photo spec and order codes
- Local vacant-registration rules
- Who has keys and who is allowed on title to authorize work
We do not publish a stale per-state timetable. Statutes change.
What this does not include
- Legal advice, courtroom representation, or an attorney-client relationship
- A guaranteed hearing date, writ date, or setout date — courts and executing offices set their own calendars
- Self-help lockouts, utility shutoffs, or removal of belongings outside a court-issued writ
- A published price. Scope and price are written after intake, before work starts

Common questions
Do you handle the foreclosure itself?
No. Foreclosure is a legal process. This page is preservation of an asset that is already lawfully vacant or in a defined REO program.
Is REO the same as bank-owned property services?
Bank-owned is the owner type. REO preservation is the recurring care program. They overlap; the order and the report format often come from the servicer.
Need help with this step?
Tell us where the property is and where the case stands. Georgia we handle; elsewhere we route.
- A coordinator reviews it, usually the same business day
- You get a written scope and price before anything is filed

We'll tell you so rather than take the lead. What to look for locally: a provider who knows which office executes writs in your county, who gives you cycle-time variance rather than an average, and who refuses to guarantee a completion date.
Working a real case?
