What winterization services are on a vacant rental
Winterization is climate work on a vacant asset: water off, lines cleared, heat set or drained as the climate actually requires. It is useless as a copied national checklist.
Key facts
- Lifecycle stage: Renovation.
- EvictIQ field operations: Georgia (metro Atlanta). We do not operate field crews in every state.
- Exact claims only: 10,000+ completed evictions; 72-hour service of tenant after filing on average (Georgia service).
- Not a law firm. Not legal advice. No date guarantees. No price list on this page.
What this service is
Servicers order winterization by code. Landlords order it after a January setout. Either way, the unit must be lawfully vacant. Occupied homes are not “winterized” by shutting the tenant’s water off.
We do not publish a national winterization kit or a price. Georgia mild-climate files are not Midwest files. Other states we route to someone who actually works that climate.
When this step is needed
You need winterization when a vacant recovered or REO unit will sit through weather that can freeze pipes or grow a mold claim.
You do not winterize an occupied home by shutting the tenant’s water off. That is illegal self-help, not preservation.
How the process usually works
- Confirm vacancy before changing utilities.
- Match water and heat steps to that climate — not a copied national list.
- Photograph the actual valves and settings.
- Note how to de-winterize when someone will occupy again.
- If a burst already happened, treat it as mitigation, not a checklist.
Courts and executing offices set their own calendars. These are operational steps, not a guaranteed timeline.
What this step usually covers
- Vacancy confirmed before utilities are changed
- Water and heat steps matched to climate
- Photos of the actual valves and settings
- A de-winterize note when the unit will be occupied again
These are the jobs the step exists to do. They are not a nationwide menu EvictIQ staffs in every county.
What you must verify locally
- What that climate actually requires
- Utility-company rules for vacant accounts
- Whether a burst already happened — that is mitigation, not a checklist
We do not publish a stale per-state timetable. Statutes change.
What this does not include
- Legal advice, courtroom representation, or an attorney-client relationship
- A guaranteed hearing date, writ date, or setout date — courts and executing offices set their own calendars
- Self-help lockouts, utility shutoffs, or removal of belongings outside a court-issued writ
- A published price. Scope and price are written after intake, before work starts
Georgia we can handle. Elsewhere we route.

Common questions
Can I winterize to force a tenant out?
No. Shutting utilities to evict is illegal self-help.
Do you winterize properties nationwide?
No nationwide crews, and no single national checklist we pretend applies everywhere.
Need help with this step?
Tell us where the property is and where the case stands. Georgia we handle; elsewhere we route.
- A coordinator reviews it, usually the same business day
- You get a written scope and price before anything is filed
- Georgia hire on local-eviction.com
We'll tell you so rather than take the lead. What to look for locally: a provider who knows which office executes writs in your county, who gives you cycle-time variance rather than an average, and who refuses to guarantee a completion date.
