What vacant property maintenance is

A vacant unit is not “done.” Grass, pipes, open windows, and squatters are the next file. Maintenance is the recurring visit, not the eviction.

Vacant property maintenance is the recurring work of keeping an empty asset secure and from deteriorating: inspections, basic yard and weather care, and a photo trail. It starts after lawful vacancy, not as a way to push a tenant out.

Key facts

  • Lifecycle stage: Preservation / REO.
  • EvictIQ field operations: Georgia (metro Atlanta). We do not operate field crews in every state.
  • Exact claims only: 10,000+ completed evictions; 72-hour service of tenant after filing on average (Georgia service).
  • Not a law firm. Not legal advice. No date guarantees. No price list on this page.

What this service is

Preservation is the category. Vacant maintenance is the cadence — weekly or monthly visits so a recovered or bank-owned property does not become a code case while it waits to lease or sell.

It is not an eviction method and not a promise EvictIQ staffs every metro. Georgia recoveries we can talk through. Other markets need a local preservation vendor.

When this step is needed

You need vacant maintenance when the unit will sit — after recovery or waiting on a sale — and nobody is walking it on a cadence.

You do not need it as a way to pressure an occupant. Occupied legal possession is a court file, not a lawn-care file.

How the process usually works

  1. Confirm lawful vacancy.
  2. Set an inspection cadence with dated photos.
  3. Secure what is already lawful to secure.
  4. Do only the climate and yard items that were scoped.
  5. Escalate immediately if someone is living there again.

Courts and executing offices set their own calendars. These are operational steps, not a guaranteed timeline.

What this step usually covers

  • Recurring inspection with dated photos
  • Securing that was already lawful to do
  • Basic yard or weather items the climate actually needs
  • A written exception when something is broken or occupied

These are the jobs the step exists to do. They are not a nationwide menu EvictIQ staffs in every county.

What you must verify locally

  • Local vacant-property registration or inspection rules
  • What the lender or owner wants in each photo set
  • Who gets the emergency call at 2 a.m.

We do not publish a stale per-state timetable. Statutes change.

What this does not include

  • Legal advice, courtroom representation, or an attorney-client relationship
  • A guaranteed hearing date, writ date, or setout date — courts and executing offices set their own calendars
  • Self-help lockouts, utility shutoffs, or removal of belongings outside a court-issued writ
  • A published price. Scope and price are written after intake, before work starts
State law controls. Eviction law is state law, and notice periods, forms, courts and timelines differ in every state — sometimes county to county within a state. This page explains how the process generally works. It is not legal advice and it is not a substitute for your state's actual rules.

Common questions

Can maintenance include boarding an occupied house?

No. Occupied property with legal possession is not a vacant-maintenance file. That is a court process or a welfare check — not a board-up.

Is this the same as property preservation?

Preservation is the broader program (secure, report, winterize). Vacant maintenance is the ongoing visit schedule inside that program.

Need help with this step?

Tell us where the property is and where the case stands. Georgia we handle; elsewhere we route.

If the property is in Georgia
If it isn't

We'll tell you so rather than take the lead. What to look for locally: a provider who knows which office executes writs in your county, who gives you cycle-time variance rather than an average, and who refuses to guarantee a completion date.

Working a real case?

Georgia we handle end to end. Anywhere else, we'll tell you what to look for in a local provider.
