What property inspection services are
An inspection here is not a home-inspection for a buyer. It is a dated occupancy and condition visit: is anyone there, is it secure, what is broken.
Key facts
- Lifecycle stage: Inspections / securing.
- EvictIQ field operations: Georgia (metro Atlanta). We do not operate field crews in every state.
- Exact claims only: 10,000+ completed evictions; 72-hour service of tenant after filing on average (Georgia service).
- Not a law firm. Not legal advice. No date guarantees. No price list on this page.
What this service is
Owners order inspections when they cannot get a straight answer from the unit: occupied, vacant, damaged, or a neighbor saying someone moved in. The product is the report, not a repair.
Inspections do not create a right to enter an occupied dwelling. If access is refused, the report says so. We do not invent nationwide inspector coverage.
When this step is needed
You need an inspection when you cannot get a straight answer from the property — occupied, vacant, damaged — before you notice, preserve, or send a crew.
You do not need a lock-pick inspection of a dwelling someone still has the right to occupy. The report can say access denied.
How the process usually works
- State the purpose: occupancy, condition, or both.
- Photograph the exterior with address context.
- Go inside only with lawful access.
- Write occupied, vacant, or unknown — do not guess.
- Call out open entry or damage as exceptions.
Courts and executing offices set their own calendars. These are operational steps, not a guaranteed timeline.
What this step usually covers
- Exterior occupancy indicators and photos
- Interior photos only when access is lawful
- A written occupied / vacant / unknown conclusion
- Damage or open-entry exceptions called out
These are the jobs the step exists to do. They are not a nationwide menu EvictIQ staffs in every county.
What you must verify locally
- Whether the lease or an order allows interior access
- Trespass and vacant-property rules
- What the recipient needs in the photo set
We do not publish a stale per-state timetable. Statutes change.
What this does not include
- Legal advice, courtroom representation, or an attorney-client relationship
- A guaranteed hearing date, writ date, or setout date — courts and executing offices set their own calendars
- Self-help lockouts, utility shutoffs, or removal of belongings outside a court-issued writ
- A published price. Scope and price are written after intake, before work starts

Common questions
Will you pick the lock to inspect?
Not on an occupied or legally possessed unit. Break-and-inspect is a specific authorized order on vacant files — not a default.
Is this occupancy verification?
Occupancy verification is the yes/no (or unknown). Inspection services usually include condition photos as well.
Need help with this step?
Tell us where the property is and where the case stands. Georgia we handle; elsewhere we route.
- A coordinator reviews it, usually the same business day
- You get a written scope and price before anything is filed

We'll tell you so rather than take the lead. What to look for locally: a provider who knows which office executes writs in your county, who gives you cycle-time variance rather than an average, and who refuses to guarantee a completion date.
