What eviction cleanout services are
Possession is not rent-ready. Cleanout is the work that takes a recovered unit from “cleared under the writ” to a condition you can inspect, document, and hand to turn or maintenance.
Key facts
- Lifecycle stage: After possession.
- EvictIQ field operations: Georgia (metro Atlanta). We do not operate field crews in every state.
- Exact claims only: 10,000+ completed evictions; 72-hour service of tenant after filing on average (Georgia service).
- Not a law firm. Not legal advice. No date guarantees. No price list on this page.
What this service is
Every day between setout and rent-ready is vacancy you are paying for. Cleanout scheduled off the setout removes that gap. Cleanout scheduled “sometime next month” is how a recovered unit sits dirty for three weeks.
Condition documentation matters for deposits, insurance, and any later claim. Photos before and after are part of the product, not an extra.
EvictIQ can coordinate cleanout on Georgia recoveries. We do not run cleanout crews in every state.
When this step is needed
You need cleanout after a lawful setout, when the unit is yours again but not yet in a state you can inspect, photograph for claims, or hand to maintenance.
You do not need it before the writ. Entering an occupied unit to strip it is self-help.
How the process usually works
- Confirm possession was restored under the writ.
- Scope what remains after belongings were handled per county rules.
- Photograph condition before work starts.
- Clear the unit and document after.
- Hand off to turn or maintenance so vacancy days do not sit idle.
Courts and executing offices set their own calendars. These are operational steps, not a guaranteed timeline.
What this step usually covers
- Full clear-out after belongings are handled under the writ
- Condition documented for deposit and damage claims
- Work coordinated straight off the setout when possible
- Scope agreed in writing before work starts
- Handoff to your turn or maintenance team
These are the jobs the step exists to do. They are not a nationwide menu EvictIQ staffs in every county.
What you must verify locally
- What must already have been done under the writ before a cleanout starts
- Who owns remaining personal property and for how long
- Whether your city requires permits or dumpster rules
- How condition photos should be stored for a later claim
We do not publish a stale per-state timetable. Statutes change.
What this does not include
- Legal advice, courtroom representation, or an attorney-client relationship
- A guaranteed hearing date, writ date, or setout date — courts and executing offices set their own calendars
- Self-help lockouts, utility shutoffs, or removal of belongings outside a court-issued writ
- A published price. Scope and price are written after intake, before work starts

Common questions
Is cleanout the same as the setout?
No. The setout restores possession under the writ. Cleanout is the follow-on work that makes the unit inspectable and ready to turn. Some providers bundle them; they are still different jobs.
Can I start cleanout before the writ is executed?
Not if the tenant still has possession. Entering and stripping a unit before lawful recovery is self-help. Wait for the writ to be executed.
Do you publish cleanout prices here?
No. Scope depends on the unit and what is left. Price is written after intake. This site does not invent a price list.

We'll tell you so rather than take the lead. What to look for locally: a provider who knows which office executes writs in your county, who gives you cycle-time variance rather than an average, and who refuses to guarantee a completion date.
