What post-eviction cleanup is
Cleanup starts after lawful possession. It is the difference between a writ-cleared unit and a unit you can show, claim, or hand to make-ready.
Key facts
- Lifecycle stage: Post-eviction.
- EvictIQ field operations: Georgia (metro Atlanta). We do not operate field crews in every state.
- Exact claims only: 10,000+ completed evictions; 72-hour service of tenant after filing on average (Georgia service).
- Not a law firm. Not legal advice. No date guarantees. No price list on this page.
What this service is
Cleanout and cleanup get searched as synonyms. On this site, cleanup is the after-setout reset — closer to broom-clean and documentable than to a renovation. Renovation and make-ready are later pages.
Entering an occupied unit to “get a head start” is self-help. Cleanup follows the writ (or a documented voluntary surrender). County rules still control anything that looks like a tenant’s property.
When this step is needed
You need cleanup after a lawful setout (or documented surrender) when the unit is yours again but not yet in a state you can photograph, claim, or show.
You do not need it before the writ. Walking an occupied unit with a mop crew is self-help, not turnover.
How the process usually works
- Confirm possession was restored.
- Scope what remains after belongings were handled.
- Photograph before work.
- Clean to the written standard and photograph after.
- Hand off to make-ready, preservation, or listing the same week.
Courts and executing offices set their own calendars. These are operational steps, not a guaranteed timeline.
What this step usually covers
- Confirmation that possession was restored
- Scope of what remains after belongings were handled
- Before-and-after photos
- Handoff to make-ready, preservation, or listing
These are the jobs the step exists to do. They are not a nationwide menu EvictIQ staffs in every county.
What you must verify locally
- Whether a hold period still applies to remaining items
- Who is allowed on site the day after execution
- What “broom clean” means in that owner’s turn playbook
We do not publish a stale per-state timetable. Statutes change.
What this does not include
- Legal advice, courtroom representation, or an attorney-client relationship
- A guaranteed hearing date, writ date, or setout date — courts and executing offices set their own calendars
- Self-help lockouts, utility shutoffs, or removal of belongings outside a court-issued writ
- A published price. Scope and price are written after intake, before work starts
Georgia we can handle. Elsewhere we route.

Common questions
Is cleanup the same as junk removal?
Junk removal is haul-away volume. Cleanup is the unit condition after volume leaves. Many jobs include both; they are still different scopes on an invoice.
Do you clean out units in every state?
No. We do not operate field crews in every state. Georgia recoveries we can discuss. Other markets need a local vendor.
Need help with this step?
Tell us where the property is and where the case stands. Georgia we handle; elsewhere we route.
- A coordinator reviews it, usually the same business day
- You get a written scope and price before anything is filed

We'll tell you so rather than take the lead. What to look for locally: a provider who knows which office executes writs in your county, who gives you cycle-time variance rather than an average, and who refuses to guarantee a completion date.
