Turnover is the project after possession: clean, repair what the file needs, photograph, and get the door back on the market. It is not the eviction itself.

Eviction turnover services are the post-possession project that takes a recovered unit to a leasable condition: cleanup, punch-list repairs, photos, and a handoff to leasing or the next vendor. Renovation is a heavier scope on a different page.

What this service is

Vacancy days after a setout are where owners lose the case they just won. Turnover is one coordinator and one punch list instead of a cleanout vendor, a painter, and a leasing agent who have never seen each other’s notes.

It starts after lawful recovery. It does not include self-help, and it does not include a published per-door price. Georgia we can discuss. Other states we route.

When this step is needed

You need turnover services when possession is back and the unit must become leasable without a week of vendor voicemail.

You do not need a “turnover” bid on an occupied unit. That is still an eviction file, not a paint file.

How the process usually works

  1. Photograph condition after possession.
  2. Write a punch list that separates cleanup, make-ready, and renovation.
  3. Approve spend before trades start.
  4. Complete the scoped work and walk it.
  5. Hand the unit to leasing or the asset manager with the photo set.

Courts and executing offices set their own calendars. These are operational steps, not a guaranteed timeline.
