What make-ready services are after an eviction
Make-ready is the finish: paint, minor punch, fixtures, a unit you can photograph for a listing. It follows cleanup. It is not a gut remodel.
Key facts
- Lifecycle stage: Renovation.
- EvictIQ field operations: Georgia (metro Atlanta). We do not operate field crews in every state.
- Exact claims only: 10,000+ completed evictions; 72-hour service of tenant after filing on average (Georgia service).
- Not a law firm. Not legal advice. No date guarantees. No price list on this page.
What this service is
Managers have a make-ready checklist. After an eviction the checklist is the same, but the starting point is worse. The mistake is calling a renovator when you needed a painter — or the reverse.
Scope in writing. No published price. Georgia we can discuss. Other states we route.
When this step is needed
You need make-ready when the unit is emptied and cleaned and still is not photographable for a listing — paint, punch, fixtures.
You do not need a renovator for that job, and you should not expect make-ready to be hiding inside a setout invoice.
How the process usually works
- Walk after cleanup with the owner’s rent-ready standard.
- Write the punch list.
- Complete paint and minor repairs in scope.
- Confirm appliances and hardware.
- Hand listing-ready photos to leasing.
Courts and executing offices set their own calendars. These are operational steps, not a guaranteed timeline.
What this step usually covers
- Walk after cleanup with a punch list
- Paint and minor repairs in the written scope
- Fixtures and hardware as specified
- Listing-ready photos or a handoff to leasing
These are the jobs the step exists to do. They are not a nationwide menu EvictIQ staffs in every county.
What you must verify locally
- The owner’s rent-ready standard
- HOA paint or window rules
- Who supplies appliances
We do not publish a stale per-state timetable. Statutes change.
What this does not include
- Legal advice, courtroom representation, or an attorney-client relationship
- A guaranteed hearing date, writ date, or setout date — courts and executing offices set their own calendars
- Self-help lockouts, utility shutoffs, or removal of belongings outside a court-issued writ
- A published price. Scope and price are written after intake, before work starts

Common questions
Is make-ready included in a setout?
Almost never. Setout restores possession. Make-ready is a separate turn job.
Do you make-ready units nationwide?
No nationwide field crews.

We'll tell you so rather than take the lead. What to look for locally: a provider who knows which office executes writs in your county, who gives you cycle-time variance rather than an average, and who refuses to guarantee a completion date.
